How close to a boundary can I build a carport?

In most cases you can build a carport right up to your boundary. Under permitted development there is no minimum distance from a fence or neighbouring plot — the condition is height: any part of the carport within 2 metres of a boundary must be no more than 2.5 metres tall overall, and the floor area must stay within 30 square metres.

Right up to the line, if the numbers work. Measure the total height of the carport where it stands nearest the boundary — if that's 2.5 metres or less, and the structure sits behind the front wall of your house, permitted development normally covers it.

One practical warning from years of supplying these kits: measure to the edge of the roof, not the posts. Roof overhangs and guttering count in your overall measurements, and a roof sheet that oversails a neighbour's fence is exactly the kind of thing that starts a dispute. Check the kit's roof dimensions — not just its footprint — before you set out the posts.

In designated areas the rules change. In an Area of Outstanding Natural Beauty, a covered parking space must be at least one metre from any boundary and built using substantially non-combustible materials. Secondary buildings on that kind of land are also tightly capped — around 10 square metres combined — so a full-size carport may simply not qualify. A genuinely open carport within the size limits normally doesn't. The picture changes if you enclose it: a carport with more than two enclosed sides is treated more like a garage and must be built predominantly from non-combustible materials — a timber frame may not qualify. That's one reason aluminium-framed kits are the safer choice if you think you might add sides later.

Garages proper are assessed differently again under building control, because they're fully enclosed buildings. If your plan is really a garage with a gap, describe it honestly to building control and save yourself a retrospective application.

A carport kit is well within reach of a confident DIYer, and building near a boundary doesn't change the assembly — it changes the setting out. Mark the roof edge on the ground, not just the post line, agree it with your neighbour if it's tight, and pick a kit whose height suits the position. Low-profile designs sit comfortably under the 2.5-metre limit; taller arched kits belong further from the fence.
