We are limited to the amount of building projects we can undertake each year and the distance we can travel, so the next best thing for us is to share our knowledge and experience through our plans.

Our designs are based on a timber frame with a brick outer shell (construction typical of self-build homes), which creates the benefit of an extremely durable exterior with low build costs overall. Surprisingly, the cost to build in brick can equal or better that of traditional timber garden room construction if done using our plans and principles.

The service we provide offers fully detailed plans plus all technical working drawings, so you can request accurate quotations from builders and provide construction details that specifically help save on costs. Alternatively, use the plans yourself if you’re looking to project manage or self-build, with the backup of our project management services.

Why do we build in brick?

You may have guessed the answer to this question, but let’s summarise. The majority of UK housing stock is built from brick, stone or block because it suits our climate, requires the least amount of maintenance, and lasts longer than virtually any other building material.

Building regulations also state (in many cases) garden buildings over 15sqm must be made from predominantly non-combustible materials if built within 1 metre of any boundary.

Building with brick makes sense in many ways if you want to eliminate the stress of annual maintenance and guarantee compliance with planning law.

Which plan is right for me?

We offer three levels of service depending on your needs. Pick a plan that works best for you depending on your involvement and skill level in the build process.

Premium plans

Our premium plans will be delivered to you in two formats, a digital pdf and a large A2 paper version.  This allows you to send pdf copies to builders to get prices, and have a set of physical working drawings for the jobsite.

Premium plans are NOT to scale, but are customised with your sizes and property details, perfect for contractors and self-builders.  Not to scale drawings are a significant timesaver in terms of the time they take to be produced, but also in cost, potentially saving hundreds if not thousands of pounds for your build.

Premium+ plans

Premium+ gives you all the benefits of our premium service, plus enhanced technical support and project management assistance. If this is a first time build project, you will likely benefit by having a technical expert on hand to help you with decisions and queries throughout the entire build process.

Premium+ gives you access to support via email and telephone, and we’ll complete a virtual site survey (via photographs and Google Earth) with a written report before you start any work.

Bespoke plans

We also create bespoke plans.  Just let us know your requirements, and we’ll provide you with a quotation for your specific project.

Bespoke plans can benefit when planning consent is required, or you have your own ideas for a more complex project. Plans will be drawn to scale and window and door positions will be exact to your requirements.  We will still apply our same advanced design principles to all custom work as we do our Premium planning package.

FAQ’s

Do I really need a set of plans?

Any professional builder will need a set of plans to accurately price a project such as this, otherwise your quotes will not be like-for-like, and you won’t be sure exactly what you are getting for your money. Once the project is underway, a builder will need the plans to use as a guide to build to the correct specification and remain within the specific permitted development planning and building regulations for outbuildings. If your are self-building, the plans will effectively become your set of instructions to complete the build.

What if I need help?

We’ll always help if you or your builder have general questions. If you feel you’ll need technical support during the build, opt for our Premium+ or Bespoke package to receive our project management assistance.

What is your refund policy?

All plans are customised specifically to your order and therefore are bespoke services so we cannot offer refunds, but we will always rectify any mistakes or make alterations whenever required until you are completely satisfied , free of charge.

What can I use the plans for?

For any detached garden room application such as gyms, home office space, pub/bars, garages & workshops etc. Window and door types, sizes and positioning can be modified during construction.

Can I use these plans with a planning application submission?

Absolutely. Planning application drawings do not have to be at scale providing the sizes are displayed and we mark-up all plans with your desired sizes.

What about building regulations?

Although our buildings are designed to comply with permitted development, there are times when you may need to apply for building control approval. Our plans are compliant for submission with most building control applications in England and Wales.

What happens next?

Choose your prefered package and checkout (alternatively you can email or ring us to complete your order). We’ll contact you via email to ask for the information needed about your project so we can complete your plans.

We usually complete and return your plans package within 5 – 10 working days, which will include your plans and points of contact etc. Your paper plan copy will be sent via Royal Mail post.
